ABOUT THE SPORTS AND MIXED-USE PRACTICE

Working at RCLCO provides an incomparable education in real estate and the opportunity to work on multiple future development projects at a time and in a wide variety of markets across North America each year. The Sports and Mixed-Use team, part of our Real Estate Economics division, leverages RCLCO’s resources and its nearly 60-year history working with real estate companies, bringing a unique lens to its engagements relative to any other consulting firm in the mixed-use space. Our growing practice helps clients understand the business of mixed-use development and how to define, publicly support, and implement transformational opportunities in their communities. Members of this team have a hand in directing how public entities and anchor institutions like sports teams, universities, and hospitals partner with the real estate industry to create long-lasting, catalytic mixed-use projects. Team members develop a deep understanding of public-private partnerships, mixed-use real estate feasibility, and the strategic priorities and business models of sports entities, cities, developers, investors, universities, and other anchor institutions.

Typical client engagements leverage thoughtful analysis to help clients make strategic decisions throughout the planning, pre-development, and capitalization process for complex mixed-use projects. Each engagement likely includes multiple of the following types of work:

  • Site selection
  • Market feasibility and program definition
  • Financial analysis and valuation
  • Transaction and partnership structuring
  • Public finance support
  • JV partner solicitation and negotiation
  • Site planning and due diligence management

Examples of RCLCO’s work across the spectrum of real estate services include:

  • Metro Nashville: Advised the Metro Nashville government on the public side of the Tennessee Titans’ new stadium financing. Our work included public finance support, transaction structuring, and JV partner solicitation and negotiation.
  • Private Equity Investor: Supported an investment group on how to size the sports-anchored mixed-use development opportunity and on how to best position themselves to enter the space.
  • NFL Team: Advised team leadership on new headquarters and practice facility locations specifically related to their opportunity to participate in mixed-use development. We negotiated the business terms of the deal with their selected partner, including an innovative equity participation structure.
  • Potential Arena: Assisted an ownership group trying to attract a new NHL and/or WNBA franchise with site selection and evaluation of potential arena locations with mixed-use development potential.
  • Point of the Mountain State Land Authority: Advised the State of Utah on the redevelopment of a 600-acre publicly-owned site, serving as their outsourced real estate team to advance the project from organizational design to framework planning and financial analysis and then through partner selection and transaction structuring. We now play an ongoing role in supporting future phases and public finance needs.

ABOUT THIS ROLE

After going through initial onboarding, Senior Associates/Vice Presidents join our consulting team and work directly on client engagements alongside senior client managers and firm leadership. The appropriate title will be determined based on candidate experience.

Key responsibilities include:

  • Work with a project director to establish and maintain relationships with client stakeholders; collaborate with clients, RCLCO project team members and outside consultants to drive key workstreams and develop long-term relationships
  • Lead the creation of RCLCO’s analysis and client work, including:
    • Determine the appropriate market positioning, phasing, mix of uses, and product types with a specific focus on leveraging unique opportunities created by anchor/venue adjacency.
    • Create financial models to evaluate feasibility, returns, and supportable land values/development types.
    • Evaluate participation structures in future real estate development and the financial, economic, and qualitative trade-offs and opportunities of each option.
    • Forecast tax revenues from the project to inform public finance structures, working collaboratively with investment banks and other municipal finance advisors. Incorporate public finance options into real estate financial models to demonstrate the need and impact of those tools on real estate feasibility.
    • Manage the RFQ/RFP process to select development partners for cities, teams, and other landowners and create a detailed evaluation of proposal submissions.
    • Manage other consultants to guide site planning and due diligence activities and incorporate their findings into our development strategy.
  • Master the analytical details while simultaneously thinking two steps ahead to assess strategic alternatives
  • Manage multiple workstreams and projects at the same time with the adaptability and flexibility to re-prioritize work when needed
  • Prepare presentations and reports to communicate key findings and recommendations to clients
  • Serve as a primary contributor and manage key workstreams within the project, tracking project scope, schedule, and budget
  • Innovate and expand on RCLCO’s current knowledge, methodologies, and processes to elevate our industry expertise

DESIRED PROFESSIONAL EXPERIENCE

  • Undergraduate degree with a strong academic record
  • 4-7 years of experience in analytical and project management roles related to complex mixed-use real estate development, sports/entertainment venue development, or public-private partnerships
  • Experience with financial modeling and/or managing consultant teams through due diligence, site planning, and entitlements. Preference for candidates who already have familiarity with how these skills and processes are applied in the context of mixed-use real estate development or sports facilities, though we will also consider those candidates that bring related experience from other types of development projects and a strong desire to translate those skills to commercial real estate.
  • Experience applying qualitative and quantitative research methods to real-world scenarios
  • Experience working on multiple projects at the same time and prioritizing work to meet deadlines
  • Experience with Microsoft Excel, PowerPoint, and Word
  • Demonstrated written and verbal communication skills
  • Professional attitude; self-starter; dependable team player

Estimated base salary range (not including annual bonus): $95,000-$140,000 plus an annual bonus and other reimbursements/stipends.
